On Monday morning, a local resident emailed in a question about the availability of that brand new parking lot behind the Warwick Place building on Pleasant Street. Does the combination of a high-end restaurant and movie theater sound good to you?
Word is, Palmers is coming back to the North Shore and will take up residence at Warwick Place. We'll have more details soon, but what we do know is that the Andover restaurant run by Swampscott native John Palmer Ingalls is branching out and opening a second location in the first floor of the new 38,000-square-foot commercial building. And next to the restaurant, Ingalls is planning to operate a new movie theater as well. The theater will have 108 seats, according to plans filed with the town. For the next few weeks, parking on Pleasant Street will be limited as progress continues at Warwick Place.
Work that began on the sidewalk in front of Warwick Place Monday morning is expected to last into mid-November and will mean slowed traffic and limited parking on Pleasant Street. The upcoming sidewalk and sewer work will mean no parking on the Warwick side of Pleasant Street and a police detail may be necessary at times, according to a request unanimously approved by the Board of Selectmen at Abbot Hall Monday afternoon. The request, made by the Salem-based Groom Construction Co., was passed on the condition that all work be completed by Nov. 20. In case you haven't noticed, the facade at Warwick Place has been coming together over the last few weeks.
As each day passes, the exterior of Warwick Place is looking more and more like this computer rendering of what the finished product is expected to look like. Over the last two weeks, workers have installed the windows along the Pleasant Street side of the 38,000-square-foot office and retail building and have wrapped up the majority of the brick-work. Over the next few months, a refurbished Warwick Theater marquee and a large segment of light blue reflective window paneling are expected to be installed. A request for an outdoor dining area adjacent to the high-end restaurant expected to open on the first floor of Warwick Place sometime next year was unanimously approved by the Zoning Board of Appeals Tuesday night. The meeting drew a crowd of town residents to the Selectmen's Meeting Room of Abbot Hall, many of whom spoke in favor of the outdoor seating area, which will be located in the building's rear courtyard. Local attorney Paul Lynch presented board members with an updated plan calling for a 32-seat outdoor dining area. A request for an outdoor dining area adjacent to the high-end restaurant expected to open on the first floor of Warwick Place sometime next year was narrowly shot down by the Zoning Board of Appeals Tuesday night. The meeting drew a small crowd of abutting residents and business owners to the Selectmen's Meeting Room of Abbot Hall, many of whom were on hand to speak out against the proposed 40-seat outdoor dining area because they feared it would mean loud nights and limited parking. The first floor of Warwick Place will be home to two theater spaces and an upscale restaurant.
The attorney representing the Warwick Realty Trust told Planning Board members that Marblehead's new 38,000-square-foot office and retail building on Pleasant Street has nailed down two tenants - a high-end restaurant and a theater. Local attorney Paul Lynch appeared before board members at Abbot Hall Tuesday night to request that they look over and approve a plan calling for administrative changes to the building's first floor and courtyard area that he will soon take before the Zoning Board.
